The discovery phase of your project and the visits with your real estate agent have been fruitful, you have found the property that matches you!

It is now time to move on to the next step, that of the purchase offer.

For this, your negotiator will be your sole contact and will guide you through the upcoming steps. As an intermediary between the different parties, their first mission will be to convey your purchase offer to the seller.

Once an agreement is found on the sale price, it will be time for your real estate agent to collect a number of details about you to proceed with the drafting of the sale agreement.

Don't worry, you will simply need to complete a civil status questionnaire and define any clauses of the project.

The sale agreement being drafted with the requested suspensive conditions, a project will be sent to you for validation. Do not hesitate to ask all your questions if necessary, so that all elements of the promise of sale are understood.

The signing of the final document can then be carried out by all parties. For organization and simplification purposes, ACM Immobilier has chosen to implement certified electronic signing.

You will be able to easily sign the sale agreement and its annexes from your computer/tablet/smartphone. However, an in-person or postal signature can be carried out.

You will also receive the mandatory additional documents to be provided to a buyer in the context of a real estate sale, namely:


Once the sale agreement is signed by the seller and the buyer, your negotiator will notify you of a withdrawal period, mandatory and applicable in most cases (learn everything about the withdrawal period here).

In the context of a financing request, it will be time for you to transmit the signed promise of sale to your financing institution so that it can be reactive in providing a loan offer within the deadline.

Meanwhile, we will forward the file to the notary who will carry out the necessary and obligatory administrative procedures, then draft the authentic deed of sale. The buyer will then have to pay the deposit mentioned in the promise of sale at the notary's office (maximum 10% of the sale price).

Finally, it will be necessary to lift the suspensive conditions outlined in the sale agreement within the agreed deadlines (obtaining financing or a building permit, for example).

The ultimate step before becoming an owner is then to come: the signing of the authentic deed!

Advice from our transaction service: For effective file tracking, optimal correspondence with the negotiator and local administration, it is preferable to involve the local notary. On average, the duration of a classic sale varies from 2 to 3 months (depending on whether financing is a condition or not).
